A home search can be both exciting and daunting—especially for first time home buyers. Part of what I do best is simplifying the process for clients, so instead of a long list of things to think about, I’ve made it simple. Just remember to keep the following in mind:

Buying my first home was a major milestone in my life, and something I was looking forward to since childhood. That being said, I realized quickly that there was more to the process than simply looking for the home. There were many steps that I needed to go through before I could move into the house of my dreams. I have to admit that because I let decisions and unexpected steps bother me throughout the way, it was not as enjoyable as it can be.
Since then, I have learned a thing or two about buying a home since I’ve represented buyers and sellers and gone through entire process many, many times now. Because of my experience I get to make the process more enjoyable and less stressful for my clients than it was for me. That’s why I want to remind you to keep the two tips in mind above all else.
Don’t get overwhelmed in an overwhelming process.
Even doing a search for “guides” for first time home buyers on Google can be overwhelming. There are hundreds of articles and websites dedicated to “helping” first time home buyers, which makes me sad because if I were a first time home buyer I would be even less confident given the plethora of information I feel like I should know. A guide is supposed to help you, not make you feel more confused. And as a Realtor, I take pride in being the best guide possible for buying a new home.
Instead of a long list of (more) things to think and learn about, my advice for first time home buyers comes down to the two simple points to keep in mind throughout the home buying process.
What do I mean?
1. This is About You and Your Home Search
Remember, every step of the process is ultimately a part of getting you into the house you choose! There will be a lot of transactions that might make you feel uncomfortable if you let them, or even distract you from the bigger picture. For instance, negotiating with mortgage lenders about loan approvals is not usually at the top of someone’s list for most enjoyable activities.
And it’s easy to get lost in the numbers and worry about whether you are getting the absolute best deal possible. I will help you through these steps, remind you about the big picture and make sure no one takes your confidence away.
I really like how writer, John Adams, explains how this bigger picture can easily be lost during the home buying process. In his article, “Take Charge When Buying a Home,” he says:
In the world of real estate sales, YOU are the most important person in the entire process. It’s easy to think that everyone else carries more weight than you. The agent talks fast and has an answer for everything. The lender may decline your loan application, and on and on. But the truth is that you, the buyer, are the one person in this transaction that makes it all happen. If you decide to not buy, the entire process comes to a grinding halt. So flex your consumer muscle and take command of this process. Surround yourself with a team of professionals that you have confidence in and make them work for you.
2. You Have Help Every Step of the Way
You are in control, but you do not have to do everything on your own. I am here to help you through every step of the process. While it may all seem new and overwhelming to you, remember that I have been through these steps numerous times, all successfully. Some of the steps I will guide you through include:
- Finding the right house!
- Search for and schedule showings
- Inspections/different kinds, how long do you have to do them? Etc.
- Provide you with referrals to qualified and licensed inspection companies
- Older Home Stock/pertinent issues
- Educate you about current market conditions
- Provide experienced counsel when writing an offer; it’s not just about dollars and cents! Other ways to be more attractive to sellers
- Negotiate strongly on your behalf
- Be present at escrow signing appointment if requested
- Provide access to your complete file after closing
- Offer continued service beyond close of escrow
